On the 97-acre grounds of the Foxhall Team Chase, a new farm was created including a 80’ x 200’ indoor arena, ten stall barn and 2,500 SF residence over four bays of equipment parking.  Working within the confines of a strict Brandywine Conservancy easement that placed the new construction on a north slope within a very limited envelope, a convenient courtyard plan links all the functional elements to simplify stable management for busy Jumper professional R.W. Tull.  Turning the easement limitations into an asset, we sculpted the hillside to navigate a 21’ drop in elevation to provide a long view from the 18th century “Penn Plan” inspired stone cottage at the high point, down to the indoor arena cut into the hillside at the low point, with an apparently modest bank barn expanding down slope to a modern 10 stall barn being the link mediating between these extremes.  As a result, the cottage as seen from the south appears a modest old figure in the landscape while the barn perpendicular to it masks the massive arena to the north.
